I review contracts for multiple brokerages. I track missing documents, catch improperly structured deals, and flag red flags that could delay funding or trigger GREC violations. The problem? Most of the people around me don’t care until something explodes — an agent gets sued, the buyer walks, or the DA gets held up at closing.
They say they want compliance. What they really want is quiet compliance — the kind that does its job invisibly and never demands anything inconvenient.
But here’s what no one tells you:
A missing finance exhibit isn’t a minor oversight — it’s a ticking clock if a deal goes sideways.
A blank REO addendum section isn’t just sloppy — it’s a voidable contract.
“We’ll get the EMD later” becomes “They never delivered it” — and suddenly no one can enforce the deal.
